1.We have felt for a long time the gap between sales prices per square foot for older homes and newer homes was abnormally large. In this clip we analyzed all the transaction from 2006 to today:

2. Noone will argue the fact that foreclosures have had a major impact on our market. Working in the Steamboat real estate market, we have seen firsthand the opportunity foreclosures have created for our clients. Ironically the opportunity has been far smaller than the general public would believe. Here we analyze, in detail, 90 days worth of foreclosure filings:

3. Lastly, we saw a number of transactions in 2011 which made it very difficult to understand values in the market. Ultimately, until construction returns to be a viable option, there will be a lack of stability in values. Once a buyer prices construction costs, they will have a real understanding for the value represented by existing homes. Until then, we will continue to see transactions like the following:
