      Summer is here! Steamboat is as green and beautiful as ever. Our reward for enduring a wet spring! As many will agree, the best time of year is upon us. The river is peaking, the trails are drying and the golf courses are open. It is time for farmers markets, festivals, concerts, running races, mountain biking, fishing, tubing, swimming, rodeos and more. We are getting the summer excersise season in full gear with lots of biking, running etc. If you are looking to join in for some fun bike rides or trail runs, check us out on Facebook for our daily schedule.       It is also the kick off of the summer real estate season. Prices are enticingly low and there are some significant bargains. Inventory is high and interest rates continue to be low. First quarter is showing some great signs of improvement. Routt County statistics shows the number of transactions during the first quarter rose almost 113% to 312 compared with 277 a year ago. Dollar volume was up more than 255 percent to $125.7 million in the first 3 months compared with $55.7 million a year ago.

• Total Sales Volume for the month of April 2010 is 195 % over the volume from April 2009.

• Units Sold are up 176 % for April 2010 compared to April 2009.

• YTD Volume is up 215 % compared to the same period in 2009.

• Fractional/Interval Sales for the month of April 2010 consisted of 40 of the 104 transactions.

• There were 7 Bank Sales in April 2010, totalling $4,158,500 in Gross Volume, or an Average Price of $594,071 per Unit. This accounts for 7.75% of the Overall Gross Volume in Sales for April 2010.


Notable sales for the month of April 2010:

• 4/7/2010: $4,000,000 Eagles View Subd #5 Lot 2 – 1055 Anglers Drive – 5 Brm 6 Bath YOC 2007 – 4423 SF on 1.24 AC which is $904.36 PSF. It is a new construction sale. *This sale is involved in a Trade with the seller for a vacant site in the Sanctuary Subd #5 Lot 102, which is .45 Ac and sold for $625,000 or $1,388,889 per AC, located at 581 Steamboat Boulevard.

• 4/1/2010: $3,800,000 OSP Condo @ Apres Ski Way Unit 711 – 2250 Apres Ski Way - 4 Brm 4.5 Bath YOC 2009 – 3889 SF which is $977.11 PSF. It is a new construction sale.
