As we write, the government debates the issues of the economy and we are in the midst of a climactic presidential election. As we experience a period marked by adversities, we feel it can be easy to be pessimistic and negative. Concluding this is not the right attitude; here at the Paoli Group we have been discussing how to create opportunities in these challenging times.

The real estate market in Steamboat has changed significantly in 2008; we are now following the national market trend. While listings continue to come into the market, there appears to be a lack of urgency on the part of buyers to make offers on properties. It seems buyers are being cautious until the credit crunch is alleviated, and therefore are taking longer to make decisions. We can now clearly see there has been a dramatic shift from the 2006-2007 seller's market to the current strong buyer's market.

Sellers need to be realistic and strategic as the market shifts. Sellers who make the market instead of chasing it may find themselves rewarded. For the buyers who are serious, times like this can represent an incredible opportunity. Buyers may find themselves with greater negotiating leverage than they have had in years!

Notable sales for the month of September

Sale #1: 9/2/2008 Timbers Preserve Subd #1 Lot 10 sold for $4,150,000 - 35 AC with an Excellent Quality Log Home on it built in 1998. It is 5,768 SF of Living area with 4 Bedroom and 4.5 Baths.

Sale #2: The Highmark unit 6C sold for $2,977,400. This 4 bedroom 4 bath (den w/loft) of 2,386 sq ft comes out to $1,247 per sq ft.
