Marabou is surrounded by nearly 1800 acres of picturesque landscape with 62 homesteads averaging from 5 to 7 acres ranging from $3.1M to $5M. Marabou encompasses blue-ribbon fishing on the Elk River, a working ranch with an equestrian center, a River House Lodge, The Downstream Spa, owner's cabins and a wealth of guest facilities. Due to a Wildlife Mitigation Plan 1300 acres of Marabou's designated open space will be preserved forever, providing habitat for the elk, deer, cranes, grouse, heron, bald eagles and other abundant wildlife. The ranch has a herd of 55 Red Angus cattle that graze specific meadows and produces hay.

Marabou has Master Guides on hand for residents to learn and live all aspects of the outdoors. The guides will lead in horsemanship, fly fishing, Alpine and Nordic skiing, snowboarding, mountain biking and hiking. Marabou is about 3 miles west of Steamboat Springs, situated northeast of County Road 42, on the east side of the Elk River in Routt County.
